What is the home inspection fee?

“What does home inspection cost?” This is often the first question asked of our home inspection company. Home inspection fees are based according to size, age, and various other aspects of the home.

Property inspection fees from a certified professional home inspector generally start just above $400. Aside from the time invested, the value of the inspection and report can be measured by its usefulness. If the inspection turns up little wrong with the house, you’ve bought some relatively inexpensive peace of mind.

If the inspection finds serious problems, your Home Inspection Fee could end up saving you many thousands of dollars.

Owning a home is one of the most important investments most of us will make in our lifetime. A professional home inspection will help you to better understand the condition of the home you are buying or selling. That’s why a house inspection should always be part of the plan.

Additional Charges Disclaimer – Home Inspection Services

Certain factors may require additional fees due to the increased time, complexity, or expertise needed to conduct a thorough home inspection. These additional charges may apply to:

  • Detached Structures & Outbuildings: Inspections for detached garages, shops, barns, guest houses, or other outbuildings are not included in the standard home inspection and will be quoted separately.

  • Multiple Heating Systems: Homes with more than two furnaces, multiple heating zones, or additional heating sources (e.g., in-floor heating, boiler systems, wood stoves, or secondary HVAC systems) require extra assessment and may incur an additional charge.

  • Age of Home: Older homes (typically pre-1980s) require a more detailed review due to historical building practices, outdated materials, and potential hidden concerns (e.g., knob-and-tube wiring, lead paint, asbestos, Poly-B plumbing, or foundation settlement). The inspection fee may be adjusted accordingly based on the home's era and complexity.

  • Travel Outside Edmonton Proper: Inspections beyond Edmonton city limits (including rural properties, acreages, and remote locations) may require additional travel fees. A quote can be provided based on the property’s location.

  • Specialized System Inspections: Certain systems, such as well and septic systems, irrigation systems, sump pumps, advanced home automation, solar panels, or backup generators, may require additional time and expertise to inspect and could result in extra charges.
