Our fees for the home inspection are based on the value we provide by going above and beyond the Standards of Practice set forth by the industry, and delivering you as much information as we can about the home. While we are very competitive in price, we are NOT the cheapest price. If you are searching for the least expensive, quick “walk-through” home inspection, we are NOT the company you are looking for.

Addons:
New Home add-on - For new homes that have not been lived in - we charge an add-on as we review each electrical outlet, switch and exercise each system in the home, where as in a 'lived in home' we inspect a representative number of items. These take longer than a lived in home for inspection time and are normally coordinated with the builder/ realtor for an inspection as close to Final Walk Through as possible.
Finished/ Partially Finished Basements: these add to the inspection livable SqF adding rooms and washrooms and are not typically identified in the purchase SqF on a listing sheet.
Sewer Scopes - If you see large trees in the yard, might be a good idea to get a sewer scope completed to visually verify the condition of the waste water leaving your property and avoiding a costly hidden repair down the road.
Homes AGE - 1980 to 1989 - Recommend a Sewer scope
Homes AGE - 1950 to 1979 - HIGHLY Recommend a Sewer scope ( You will be asked to confirm your declining of a sewer scope for this age of home in the Agreement).
Older than 1950 Homes- Lets discuss the scope and specifics prior so we can inspect this properly
Detached Garages and additional out buildings are charged separately from the main home.

Periodic Rental Home Inspections
Type 1: Purchase Inspection with Renter Success Recommendations
Type 2: Monthly/ Quarterly Visits by us so you don’t need to check in on your tenants. We provide a repair/ replace plan each visit, based on Tenants comments and our evaluation.
Type 3: Third Party Tennant Move-in/Out Inspection This is more than a 'systems check' - it is a Rental Component check which will be the official 'third party' verification for a pre move in check... then call us back for the move out! If there are any questions with the claw back of the damage deposit, we are your third-party professionals.


What is the home inspection fee?
“What does home inspection cost?” This is often the first question asked of our home inspection company. Home inspection fees are based according to size, age, and various other aspects of the home.
Property inspection fees from a certified professional home inspector generally start just above $450. Aside from the time invested, the value of the inspection and report can be measured by its usefulness. If the inspection turns up little wrong with the house, you’ve bought some relatively inexpensive peace of mind.
If the inspection finds serious problems, your Home Inspection Fee could end up saving you many thousands of dollars.
Owning a home is one of the most important investments most of us will make in our lifetime. A professional home inspection will help you to better understand the condition of the home you are buying or selling. That’s why a house inspection should always be part of the plan.
Additional Charges Disclaimer – Home Inspection Services
Certain factors may require additional fees due to the increased time, complexity, or expertise needed to conduct a thorough home inspection. These additional charges may apply to:
Detached Structures & Outbuildings: Inspections for detached garages, shops, barns, guest houses, or other outbuildings are not included in the standard home inspection and will be quoted separately.
Multiple Heating Systems: Homes with more than two furnaces, multiple heating zones, or additional heating sources (e.g., in-floor heating, boiler systems, wood stoves, or secondary HVAC systems) require extra assessment and may incur an additional charge.
Age of Home: Older homes (typically pre-1980s) require a more detailed review due to historical building practices, outdated materials, and potential hidden concerns (e.g., knob-and-tube wiring, lead paint, asbestos, Poly-B plumbing, or foundation settlement). Homes Older than 1975 bring an even older generation of building thought and material that needs inspecting... centennial homes even more potential challenges such as rock/ boulder foundations and insulation. The inspection fee may be adjusted accordingly based on the home's era and complexity.
Travel Outside Edmonton Proper: Inspections beyond Edmonton city limits (including rural properties, acreages, and remote locations) may require additional travel fees. A quote can be provided based on the property’s location.
Specialized System Inspections: Certain systems, such as well and septic systems, irrigation systems, sump pumps, advanced home automation, solar panels, or backup generators, may require additional time and expertise to inspect and could result in extra charges.
