We only take Thermal Images as a sample of the quality of construction and insulation.

Thermal imaging takes more than taking photos... the time needed to analyze and diagnose an image takes considerable time.

Infrared (thermal imaging) is an advanced, non-invasive technology that allows iOnSight Home Inspections to show potential buyers things about the home that can’t be revealed using conventional inspection methods. An infrared inspection can identify and document moisture intrusion, energy loss, and even unexpected hot spots in the electrical system.

It's crucial to recognize that a thermal imaging camera isn't a magical fix; rather, it's an additional tool in our toolkit. To wield it effectively,We've undergone comprehensive training and certification from InterNACHI®, equipping us with an understanding of its mechanics and optimal usage.

Our training also delves into building science, covering concepts like hydrodynamics and thermodynamics that illuminate the movement of water and heat. Armed with this knowledge, We grasp the physics underpinning thermal imaging, the technology itself, the fundamentals of building science, and how to leverage thermal imaging for various scenarios.

What does thermal imaging measure?

The basic purpose of it is to measure the surface temperatures with the help of infrared technology. It makes the heat spectrum visible. One of the highlighting features of thermal imaging is the area’s division in terms of cool and warm places. They are essential quality control tools of this age.

Why is thermal imaging a great source of help?

Heat measurement through thermal imaging is quite beneficial for home inspectors. You must be wondering why it helps; here we have got all of your answers. Look over the benefits of thermal imaging so see its importance.

The Benefits of Thermal Imaging With A Home Inspection:
HIDDEN MOISTURE DETECTION

It detects the hidden moisture under the walls. With time, the structure of home construction is becoming narrower and narrower. This has led to more minimal ventilation and a rise in toilets, laundry rooms, and air ducts containing spores and dampness. Thermal imaging can assist in finding concealed moist areas that can be fixed.

STRUCTURAL DEFECTS

It helps find structural defects that you may not be able to see with the naked eye. Thermal imaging helps us note variations in temperature and resistivity that inform us more about hidden missing structural components and damaged property parts. When we scan walls, floors, and ceilings with the camera, many houses may show damp concrete walls on top of the missing padding, which may be a viable cause of microbial growth.

ELECTRICAL SYSTEM ISSUES

Another advantage of thermal imaging is the potential to identify danger zones in your house’s electrical system. As electrical wiring deteriorates, it induces heat at the connectors that our thermal imaging device can detect. You avoid the risk of a fire accident by finding these early and can employ an electrician to fix the issue.

UTILITY BILLS

Monthly utility bills are one of the major costs for a home owner. It might result in a big energy bill if your home is unable to maintain heat effectively. For example, windows or doors in your home may be causing heat loss and to detect such areas of heat loss is possible through thermal imaging devices. A homeowner can save a significant amount on their monthly energy bill by addressing problems such as these.

Thermal Imaging Add-on option:

includes all bedrooms, windows and doors. This includes additional time to take the photos, partial examination on site with follow up examination post site - to be included in the final report.

$100 add-on. Speak to your inspector before you book your inspection!

Air Quality Tests used on EVERY inspection

Utilizing calibrated air quality sponsors will bring a basic understanding of how a building breaths.

Measuring the air quality of a home offers numerous benefits. It allows homeowners to ensure a healthy and safe living environment for themselves and their families. By monitoring the levels of pollutants and contaminants in the air, individuals can take proactive measures to improve indoor air quality and reduce the risk of respiratory issues and allergies. Additionally, regular air quality assessments can help identify potential sources of pollution, such as mold, dust, or volatile organic compounds.

Why is Measuring air quality a great source of help?

Poor indoor air quality is associated with health problems like headaches, fatigue, and certain illnesses.

This knowledge empowers homeowners to make informed decisions about ventilation, cleaning routines, and the use of air purifiers or filtration systems. Ultimately, measuring air quality promotes a better quality of life, as it contributes to the overall well-being and comfort of those residing in the home.

What is actually measured in your air quality testing?

We place up to 3 detectors in the interior of each property depending on the size and architectural complexity of the structure.

The included air quality testing is NOT EXHAUSTIVE and only lasts for about 1-4 hours during the course of the property inspection.

NOTE: a proper full AIR QUALITY Assessment would take days and would be more detailed. The air quality testing that is included will start the conversation on if there is a recommended need to follow up with a full Air Quality Assessment.

These tests are included:

Formaldehyde Detector,

Pollution Meter Sensor

Detecting HCHO, PM2.5, TVOC, CO, CO2, AQI,

Temperature and

Humidity Tester

Achieving accurate and reliable indoor air quality monitoring relies on the utilization of various sensor technologies that cater to specific pollutants and environmental conditions. These sensors employ diverse detection approaches to measure a wide range of pollutants.

Our air quality monitors allows REAL-TIME accurate monitoring of temperature (in °C), humidity, formaldehyde (HCHO), total volatile organic compounds (TVOC), and micron-sized fine particulate dust (PM2.5), carbon monoxide(CO), carbon dioxide(CO2). Formaldehyde is an environmental carcinogen yet odorless at lower concentrations. Detect low levels of airborne TVOCs not perceivable to the human nose.

Beyond the focus on major contaminants, temperature and humidity monitoring plays a crucial role, as they exert significant influence on toxin levels within the air.

Drone Inspection:

We use a state-of-the-art, camera-mounted unmanned aerial vehicle (UAV) or drone to capture images of unsafe or hard-to-access areas, such as tall roofs. We can get an up-close look at any issues and defects that would otherwise not be properly inspected and reported. We can also take aerial photos of the property for real estate listings and informational purposes.

What is a Drone Inspection?

You might have heard about drone inspections, but what makes ours soar above the rest? Let's break it down:
