Most home builders offer a one-year warranty on new homes that they build. We offer the 11th month inspection in the “11th month” of the home builder’s warranty to check for issues within your dream home before the home builder’s warranty expires.

New home builders also hire our inspection services for Pre-Delivery Inspections before they turn over the keys to a new home. Let's be honest and know that many new home builders miss the occasional item in the build, and it is very common for a busy builder with multiple trades and subcontractors to omit many items, or skip critical items in their process. We thoroughly inspect new builds and provide the report they simply don't have the time to do.

If your builder doesn't offer an independent third party inspection either request it, or hire us to work on your behalf... Because as soon as you take possession of your new home... it may take months or in some cases years to identify building issues.

A home inspector is trained to be a detective in regard to the construction and working parts of homes. It is not an exact science.

The home inspector cannot tear into things, so they can’t always see everything they’d like to. They do, however, come equipped with ladders, strong flashlights, and devices to measure various things related to plumbing, electrical and other necessary home items. Importantly, a home inspector will also typically photograph problems such as roof shingles not lying flat, signs of mildew from leaking pipes and construction that doesn’t make the cut.

Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.
