Where Fresh Air Meets Professional Insight

Professional Odour Removal • Indoor Air Reset • Healthy Home Services by iOnSight
Odours tell a story — and sometimes it’s a story you’d rather not share with buyers, tenants, or guests.
At iOnSight Property Inspections, we use scientific, controlled, inspection-grade ozone treatment and ULV mold & odour fogging to restore your home’s indoor atmosphere safely and effectively.
This page explains what ozone treatment is, how fogging works, what they can and cannot fix, and why iOnSight’s approach is superior to standard cleaning companies or DIY machines.
Pricing Varies from Room to Room to House
Use this as a guideline of typical pricing... Since each home is different a quote will be given for each specific request!
Each investigation call-out is $150 for the first hour. If you proceed with an Odour Remediation package within 15 days of the on-site quote, the $150 investigation fee will be fully credited toward the remediation cost.
• Ozone Lite (single-room): starting at $249
• Whole-home ozone treatment: starting at $649
• Odour-control fogging add-on: $199–$399
• Healthy Home IAQ Package: starting at $1,495
• Realtor & Property Manager Program: $349–$799

Why Choose iOnSight for Ozone & Fogging?
Most companies offering ozone or fogging are cleaning or restoration firms.
iOnSight approaches these services from a building-science and inspection perspective, giving you:
✔ A trained, nationally certified home inspector
You’re not hiring a “guy with a machine.”
You’re hiring a professional who evaluates hundreds of Alberta homes every year.
✔ Advanced diagnostic understanding
Odours often come from:
HVAC distribution
Hidden moisture
Air pressure differences
Crawlspaces
Incorrect HRV/ERV settings
Basement stack effect
Material off-gassing
Understanding these is key to proper treatment.
✔ Premium commercial equipment (not consumer-grade)
Our equipment delivers controlled ozone concentrations, timed cycles, and regulated dissipation for maximum effectiveness and safety.
✔ Safety-first, code-informed protocol
Ozone is powerful — and needs to be respected.
We follow recognized guidelines from EPA, Health Canada, and CSA.
✔ Transparent reporting
Every job includes a Digital Odour Treatment Summary or a Healthy Home IAQ Report (if testing is included).

Our Process: Step-by-Step
1. Pre-Treatment Walkthrough
We assess:
Odour type
HVAC influence
Airflow pathways
Soft materials
Humidity levels
Potential contamination areas
2. Ozone Treatment
Industrial generators placed strategically
Timed cycles based on volume (cubic ft)
Property fully vacated
Sealing of interior spaces
External warning signage
3. Ventilation Cycle
We manage dissipation time using:
mechanical ventilation
natural air exchange
airflow balancing
4. Fogging (if selected)
Mold/odour-neutralizing mist applied to:
carpets
fabrics
basements
soft surfaces
crawlspaces
5. Post-Treatment Verification
Depending on service level:
Odour assessment
IAQ follow-up test
Recommendations for long-term odour prevention

What Is Ozone Treatment?
Ozone (O₃) is a highly reactive form of oxygen that neutralizes odour-causing molecules at a chemical level.
When applied in controlled concentrations, ozone:
Breaks apart smoke odours (cigarette, cannabis, fire residue)
Deactivates biological odours (pet dander, urine, bacteria)
Reaches deep into soft materials
Treats entire-room air volumes
Leaves no residue — only oxygen (O₂)
Ozone is used by disaster-restoration companies, industrial sanitation teams, and environmental specialists… but effectiveness and safety depend on proper application.

What Ozone Does Not Do
Ozone does NOT:
Remove visible mold
Dry out wet materials
Fix water infiltration
Remove pet urine physically
Replace cleaning or remediation
Work in occupied spaces
Any company claiming ozone “kills mold” or “treats mold infestations” is misrepresenting it.
Ozone helps with odour control, not structural or biological remediation.
What Is Mold & Odour Fogging?
Fogging involves applying a ULV (Ultra-Low-Volume) mist of a safe, odour-neutralizing and mold-inhibiting solution throughout a room or home.
Fogging:
Reaches fabrics, carpets, drapery, furniture
Treats porous surfaces ozone cannot fully penetrate
Helps reduce mustiness in basements
Is highly effective after moisture issues have been corrected
Enhances ozone results for persistent odours
iOnSight uses products that are non-toxic, plant-based or professional-grade depending on the odour source.

When to Use Ozone Alone vs. Ozone + Fogging
Use Ozone Alone When:
Cigarette smoke odours
Cannabis odours
Light mustiness
Pet odours in general areas
Vacant homes with stale air
Use Ozone + Fogging When:
Heavy or long-term pet urine odours
Carpeted basements with mustiness
Odours trapped in fabrics or soft surfaces
Homes with older building materials that hold scent
Estate cleanouts
Persistent “old house smell”
The combination provides the most comprehensive odour reset available.
Indoor Air Quality (IAQ) Testing Option
For homeowners or buyers concerned about allergies, sensitivities, or hidden problems, iOnSight offers:
VOC testing
Humidity evaluation
Temperature differentials
Particulate assessments
Moisture scanning (optional)
When paired with ozone/fogging, you receive a before-and-after comparison showing measurable improvement.
This is a service almost no ozone company provides.

Why Odours Happen: A Quick Education
Odours often stem from:
Porous materials
Carpets, drywall, subfloor, fabrics, insulation, and wood absorb odours over time.
Airflow & pressure differences
Homes “breathe” — stack effect pulls basement air upward, spreading odours.
HVAC system contamination
Return air ducts and furnace interiors spread odours through supply vents.
Moisture & humidity imbalances
Musty odours often indicate:
high humidity
poor ventilation
cold surfaces meeting warm air
minor condensation cycles
(not necessarily mold, but often misinterpreted as such)
Occupant lifestyle factors
Long-term cooking, smoking, pets, or scented products soak into materials.
Vacant-home stagnation
Homes closed for months or years develop stale smells from lack of circulation.
iOnSight evaluates all of these factors before choosing the right treatment.
Limitations & Honest Expectations
We believe in transparent, realistic outcomes:
Ozone/fogging will NOT solve:
Active mold growth
Hidden water leaks
Animal nests
Rodent infestations
Sewer gas issues
Chemical spills
Smoke damage that requires restoration
But ozone/fogging WILL:
Dramatically reduce odours
Improve freshness
Restore neutral air
Enhance buyer appeal
Provide a cleaner-smelling environment
Complement cleaning/remediation work
